₹1 crore is the point where you can insist on both quality and size within reason: a titled NA plot of 2,000 to 3,000 sq ft with frontage or a good approach road at mid-band rates, with budget left for registration and some construction. With ₹50 lakh to ₹1 crore you can genuinely choose. A titled NA plot with SH-93 frontage or a tar approach road is ready to build and easier to resell, but costs more per sq ft so you get less area. A larger agricultural parcel in an outer village gives far more ground for the money, but you carry the conversion, the NA premium, farmland-buyer rules and a rougher approach.

This is the central decision in this budget, and it comes down to what you are buying the land for. If the goal is a weekend villa you will build on soon and perhaps pass on later, the NA frontage plot is the cleaner choice – certainty, access and legibility, paid for in rate. Construction, if you build, is quoted separately and varies widely with design and specification – get real builder quotes rather than assuming a number.
