The catch is equally straightforward — this is coastal land, so what you can legally build matters more than what the plot costs.

How does CRZ affect a coastal plot in Chaul or Revdanda?

Under the Coastal Regulation Zone framework, land near the sea, a tidal creek or a river mouth is classified into zones that restrict or completely prohibit construction by distance from the high-tide line — so on this coast the CRZ category decides buildability before price or title does.

The CRZ Notification (administered in Maharashtra through the Maharashtra Coastal Zone Management Authority, MCZMA) sets no-development and regulated zones measured from the high-tide line, with the strictest controls closest to the water and within creek and estuary influence — exactly the Kundalika-mouth setting of Revdanda. A plot can be genuinely beautiful, genuinely for sale, and still have little or no legally buildable area. A “clear NA plot near the beach” can still sit in a no-development zone. This is the one check on which a Chaul–Revdanda purchase most often goes wrong — make it first, not last.
